1. Nature of the Service

InmoBuyer provides automated property valuation analysis based on statistical models applied to publicly available real estate market data. The results — including price estimates, confidence scores, zone comparisons, and recommendations — are generated algorithmically and are provided for informational and guidance purposes only.

InmoBuyer does not act as a real estate agent, financial advisor, investment consultant, or legal representative. The platform does not verify the accuracy, completeness, or current availability of any property listing.

2. Legal, Liabilities & Subscription Terms

Limitation of liability

InmoBuyer is a decision-support tool. All analyses, scores, valuations, and recommendations are based on statistical models applied to publicly available market data. They do not constitute professional real estate, financial, legal, or investment advice.

To the fullest extent permitted by applicable law — including the Spanish Civil Code and EU consumer protection regulation — InmoBuyer and its operators shall not be liable for any direct, indirect, incidental, consequential, or punitive damages arising from the use of, or reliance on, the analysis or information provided by this platform.

No professional relationship

Use of InmoBuyer does not create any professional relationship — whether as real estate agent, property valuer, financial advisor, or legal consultant — between the user and InmoBuyer or its operators. The platform does not verify the legal status, availability, or accuracy of any property listing.

Trial periods

InmoBuyer offers a 14-day free trial on the Premium plan only, when a new account is created, without a credit card — at the end of the trial, the subscription starts after payment details are entered. The Investor plan is a direct subscription with a credit card, with no trial period. The Premium trial is granted once per account and cannot be renewed: a user already subscribed who changes plan subscribes directly, without a free trial — only the unused balance of their current plan is credited on a pro-rata basis.

Premium subscription

The Premium plan is available as a monthly subscription or with a 3 or 6-month commitment. Launch pricing (locked for 12 months): €31.20/month (monthly), €84 per 3 months (€28/month), €144 per 6 months (€24/month) — multi-month plans are billed upfront in a single payment. Standard pricing: €39/month, €105 per 3 months, €180 per 6 months. A 14-day free trial is included without a credit card — the definitive subscription and first payment take place at the end of the trial, after payment details are entered. Committed plans are billed in full for the total period and are non-refundable for unused months once the period has started.

The Renovation Budget (Renovation Estimator) module is available as a pay-per-use add-on for Premium subscribers: €19.90 per single estimate (valid 30 days from purchase). Each estimate is linked to a single property listing. Pay-per-use purchases are non-refundable once the estimate has been generated.

Investor subscription

The Investor plan is available with a 6 or 12-month commitment. Launch pricing (locked for 12 months): €39.20/month × 6 months (€235.20 billed upfront), €31.20/month × 12 months (€374.40 billed upfront). Standard pricing: €49/month × 6 months (€294), €39/month × 12 months (€468). No trial period — direct subscription with credit card, immediate activation. The Renovation Budget (Renovation Estimator) module is included at no additional cost, up to 30 estimates per month. Committed periods are non-refundable for unused months.

Launch pricing & price lock-in

Reduced launch prices are available for a limited period from the public launch date. Users who subscribe during the launch period benefit from a price lock-in for 12 months from their subscription date — the launch price will not increase during this period regardless of standard price changes.

Automatic renewal

All subscription plans renew automatically at the end of each billing period, at the same price and on the same terms, until cancelled. You may modify or cancel the automatic renewal at any time before the renewal date, directly from your account.

Cancellation

Month-to-month subscriptions can be cancelled at any time from your account. Committed plans (3-month, 6-month, annual) cannot be cancelled before the end of the engagement period and are not subject to partial refunds, except where required by applicable mandatory consumer protection law.

Right of withdrawal (EU consumers)

Under EU Directive 2011/83/EU, consumers have a 14-day right of withdrawal from digital service contracts. By proceeding with a paid subscription and accessing the service immediately, you expressly request that the service begins before the withdrawal period expires.

"As is" provision

The platform is provided "as is" without warranty of any kind, express or implied. The product evolves continuously: features may change, be added, or be removed without prior notice.

Governing law & jurisdiction

These terms are governed exclusively by the laws of Spain. Any dispute, claim, or controversy arising out of or relating to these terms or the use of InmoBuyer shall be submitted to the exclusive jurisdiction of the courts of Málaga, Spain.

3. Data Sources & Independence

Market data used for valuations is sourced from publicly available property listing portals (Idealista, Fotocasa, Kyero) through automated data collection. InmoBuyer is not affiliated with, endorsed by, or partnered with any of these portals.

Listing data may be delayed, incomplete, or subject to change. Prices shown reflect asking prices, not necessarily transaction prices.

4. Free Market Tools

InmoBuyer offers free public market tools: zone market pages showing an indicative range of asking prices (with a reliability level and the number of comparable listings), and a refined range delivered by email based on the criteria you provide. These results are statistical indications based on listing (asking) prices — they are not a valuation or appraisal of any specific property and do not constitute professional advice. The email address provided to receive a refined range is processed as described in the Privacy Policy below and does not create a subscription.

5. Privacy Policy

InmoBuyer respects your privacy and is committed to protecting your personal data in accordance with the General Data Protection Regulation (GDPR — EU 2016/679) and applicable Spanish data protection law (LOPDGDD — Ley Orgánica 3/2018).

Data we collect

Account data (email, name via Clerk); usage data (submitted URLs, shortlist contents, analysis history, zone selections); free market tools data (email address and search criteria provided to receive a refined range); feedback left through the «Feedback» button, including without an account; audience measurement data (page views, feature usage — see Cookies below); technical data (IP address, browser type, session identifiers). We do not collect sensitive personal data and we neither sell nor rent your data to third parties.

How we use your data

Your data is used for: subscription management; running the service (authentication, shortlist storage); sending the market estimates you request; subscription alerts; aggregate audience measurement; and information about the service — new features, newly covered areas, commercial offers and follow-up on your subscription. Your email address is kept for that purpose in our database, hosted in the European Union. Legal basis: performance of the contract for service-related messages, legitimate interest for information about our developments and offers. Every message carries an unsubscribe link, and you may request deletion of your data at any time (admin@inmobuyer.com). We neither sell nor share your addresses with third parties.

Your rights (GDPR)

You have the right of access (Art. 15), rectification (Art. 16), erasure (Art. 17), restriction (Art. 18), objection (Art. 21), and data portability (Art. 20). To exercise these rights, write to admin@inmobuyer.com or send a written request by post to the address below. You can also delete your account at any time from your account settings. Without an active paid subscription, deletion and data erasure are immediate; with an active paid subscription, automatic renewal is cancelled right away and deletion takes effect at the end of your already-paid period, during which you keep full access. You also have the right to lodge a complaint with the Spanish data protection authority (AEPD — www.aepd.es).

Third-party processors

We use Clerk (authentication), Stripe (payment processing), Vercel (hosting), Supabase (database — EU region), Resend (transactional email), and PostHog (product analytics — EU-hosted). These processors are contractually prohibited from using your data for their own purposes.

6. Cookies

InmoBuyer uses strictly necessary cookies only: authentication and session management (set by Clerk) and a language preference. We use NO advertising cookies and no third-party tracking. Audience measurement is done with PostHog (hosted in the European Union) without a persistent cookie — the data does not survive closing the tab — and session recording is disabled. That is why no consent banner is shown to you: as of today, nothing we set requires one. Should we add an advertising measurement tag one day, a consent banner would be put in place before it goes live and this section would be updated.
