Flats listed below their notarial estimate, every week
The opportunity list estimates every flat for sale from the prices signed before a notary in its area, brought up to date, with the same calculation as the estimator. Those whose asking price falls below the high value of that estimate are delivered to you every week, for the province you choose. Private-seller listings in the province also reach you every two days.
How it works
- You choose a province among those we cover.
- Every week, recent listings are compared with their notarial estimate; for a property that needs work, the cost of refurbishment is added to the price. They are ranked from the largest gap to the smallest.
- You receive up to fifteen properties per delivery, with the estimate, its high value and the asking prices in the neighbourhood. A property still for sale stays in view; one you discard does not come back.
What the list is built on
- The market's apartment offer, updated every two days, without duplicates.
- The prices signed before a notary in each area, brought up to date with the official trend in sales in the province.
- An anomaly register: an extreme gap or a doubtful figure is flagged, not hidden.
What the list does not know
- It only knows a property is rented or occupied if the listing says so. Such properties, like debt purchases, are only delivered if you ask for them, labelled.
- A low price usually has a reason (condition, floor, noise). Only a visit confirms or rules it out.
