The maximum price or bid to reach your margin

The calculator starts from the resale value measured in the neighbourhood for each condition of the property, deducts works, buying and selling costs and your target margin, and gives the price or bid not to exceed.

How it works

  1. You identify the property by its cadastral reference or address: size, year and floor are taken from the Catastro.
  2. You choose the resale condition; the value of each condition is measured on comparable properties in the neighbourhood.
  3. The calculator deducts works, the transfer tax of your autonomous community, costs and margin, and gives the maximum price or bid.

How do you work out the maximum price for a buy-to-sell?

Start from the likely resale price, then deduct works, buying and selling costs, tax and the margin you want. The calculator does this with the value measured in the neighbourhood.

Does the calculator handle auctions?

Yes: it gives the maximum bid and accounts for the debt that stays with the property.

What is a resale condition?

The finish level of the property when you sell it, from as-is to a luxury renovation. Each condition has its own value in the neighbourhood.
